Let me try to put together some history.

BDA develops areas as layouts with several amenities. The initial allotment happens to applicants as per seniority. Banashankri 6th stage is one such layout that was developed in beginning of 2000s. From past trend it can be seen that most of the applicantsfor BDA sites, never actually wanted to construct for themselves. The general perception was BDA site is a good investment for children. hence, places like JP nagar, HSR took ages to develop.

So what happened in bsk?

It was no exception here as well. Sites changed hands during boom and there was periods of lull when people waited for appreciations. No body wanted to construct, no body put pressure on govt bodies, there were no facilities for the minority few who actually wanted to construct and live here.

Current state of affairs

Goverment has put in major effort in this area by developing internal roads, constructing pavement,re-wiring the electrial poles, putting up drinking water pipelines etc..

In terms of sales, current rate etc - Huge set of land banks are lying with the speculative investors, the rates have stabilised between 1500-2000, very few are willing to buy at higher rates. The speculative investors mostly would want upwards of 2000 for selling to cut equal. The direct allotees who had got the sites at very low prices are willing to wait.

So in short, it is beginning ofconstruction phase/foundation laying phase for another boomtime. Slowly one can see houses springing up in 1,2nd and 4th blocks.

So slowly but surely 1st to 4th blocks are becoming livable.

Possible future

Metro station is coming up around 5 KM from this layout near Konanakunte cross. The connectivity would help commuters to MG road area, old madras road area intwo years.

Distance to electronic city through NICE road is 17 KM from the toll gate. Distance to the toll gate is another 4 KM. So a signal free drive for 20 KMs for people working here.

A new SEZ has been approved near Kengeri. Kengeri's current SEZ should be at a distance of around 7-8 KM.

In short it will be a very calm and quiete residential area which is not very far of from buzzing commercial areas.

Speculating on what could be the rates is pretty difficult as things are very dynamic in world economy itself. The article is mainly aimed at people buying/ people already having site here, interested in constructing their dream house in this layout.
