But when things don't work out, it's devastating.
I should know, my son recently broke up with his first love...
Or, I guess I should say his first love broke up with him.
Looking at the pain in his eyes reminded me of how I felt after short selling my home.
It was so unexpected...
His break up was the product of forces out of his control.
He didn't understand how things could go from being so wonderful to so heart wrenching in such a
short period.
But I can...
Losing your first love can crush you like losing your first home.
You've invested so much in hopes that it would lead to the life you want.
Like owning a home, a relationship is a commitment.
And when that commitment is broken, it's hard to see anything but misery on the other side.
But misery passes.
And it can pass on it's own, or with a little help.
Thats what I told my son.
And when he asked how he could rebuild his relationship, I thought back to when I wanted to get a

I knew I needed to make changes if I ever wanted a second chance.
So I started by improving my credit.
As I told my son, credibility is everything.
Those that are investing in you need to know that you're reliable and that quite frankly, you're worth

So I set out to prove that I was worth investing in.

myself in a pickle again.
I explained the necessity of emergency cash to my son.

The real trick is just to be prepared, especially when circumstances change in your favor.

I struck while housing was affordable and while government assistance was still available.
By choosing an FHA-insured loan that offered down payment assistance I could more easily afford a

And I took charge.
