Should I Sealcoat my Asphalt in Reno?
Should I Sealcoat my Asphalt in Reno?

When it comes to sealcoating your asphalt in Reno there are a few things that you need to be aware of. New asphalt should not be sealcoated in the first 90 days to six months. The reason is because new asphalt goes through a curing phase or process, at which time chemicals are released from the asphalt.

The easiest way to tell if the curing process is still taking place is to get the asphalt wet.

If there is a rainbow hue to the water when the asphalt is wet that means that the chemicals are still mixing and the curing process is not yet complete.

After the curing process has run its course then it is time to have your asphalt parking lot sealcoated. If you choose not to sealcoat your asphalt it will eventually oxidize and begin to fade. Here in Reno Nevada with the extreme weather conditions from summer to winter we experienced many asphalt parking lots that are not properly maintained.

Have you ever noticed how the color of new asphalt changes from black to brown to grey and then sometimes even to white. This is the direct result of not sealcoating it and mother nature through sunlight, water, and other external conditions running her course.

Only sealcoating will protect your asphalt from the degradation caused by oxidation. We all have seen cracking in asphalt. This happens when the asphalt becomes oxidized therefore losing some of its flexibility properties. One of the major benefits of sealcoating is the protection from gasoline and oil.

Next time you visit a highly populated parking lot, take notice as to the condition of the asphalt that has been heavily soiled with oil.

Here at Reno Asphalt and Striping lot company we specialize in sealcoating and asphalt maintenance.
