Do you want dock high loading doors or grade level access doors, more commonly known as a roll up type door? Dock high doors come in semi-dock which would fit a UPS truck and full size dock which would accommodate an 18 wheeler type truck. If you are going to utilize loading on and off an 18 wheeler, you will want to make sure there is a good turning radius for these trucks.
In a lot of industrial flex spaces the area for an 18 wheeler to turn around is not long or wide enough, which therefore would cause a big problem. Ideally standalone warehouse properties or properties that are in a large industrial park would work with an 18 wheeler.
Power, what about power. You are going to have 2 choices here and they come in 3 phase or standard power. If you require 3 phase to run machinery for manufacturing, always make sure you stipulate the requirement.
HVAC, most warehouse properties do not have 100% HVAC in the space. Flex warehouse space tends to have more 100% HVAC areas with a drop ceiling throughout the whole facility.
Ceiling height? How high do you need your ceilings? If you are stocking items such as in a distribution center you may need higher ceilings. Even with some martial arts schools I have worked with they require higher ceilings, sometimes a drop ceiling can be removed to accommodate the higher ceiling request.
