subject: Marketing Your Home Online [print this page]

Marketing homes is not something only a realtor can do. This is not the case.

In today's market, the internet is the first place home buyers turn to.

The only thing this requires is to take digital photos and describe your home.

Take time to explore the Internet as if you were shopping for a home as that will give an idea of how well different sites perform under different search engines. here you may discover one of the main problems is that, if you do a search by town for real estate, the sites you get will be Realtor based. In the search engine, look for for sale by owner ads.

Still, if you've determined you want to sell your home without a Realtor, you should take advantage of the Internet as well as more conventional advertising methods.

Search for exactly what you want. Sometimes, you can list a picture for free, or get help selling for a small fee. Even if you decide to use a paid service for the most comprehensive listing, you may still want to take advantage of free services as well, whether they're on-line classifieds such as Craig's List, or sites dedicated to real estate.

To get started, get together information about your home. Snap a few decent shots of your home's exterior. You may want to show pictures of some of the interior as well. Make sure all pictures are clear of vehicles and toys. It is also crucial that they be well lit as unclear photos won't help your efforts.

Step by step directions make this process simple. Part of this will be uploading pictures and writing a description. You may also need to provide payment information.

Once that is accomplished, be sure to go back and check how your listing appears (allowing any time specified by the site) and make changes as needed and allowed by the site. Keep the listing up to date.
