subject: Weighing Your Options On Finding The Right Home Loan [print this page]

When you start looking for a home and the right home loan it is all about finding some way to save money. Especially with the way the economy has been for the past few years many people are finding it more and more difficult to decide on whether or not they even want to put their money in such a large investment. So if you have taken the time to find just the right home and are willing to step out and invest your money it stands to reason that you want to be able to find just the right loan that will work for you and not against you.

When you are looking for a home you also need to consider the importance of a good loan as well. There are a few things that you need to consider that will help you decide on which loan is best for you. Some of those things are your financial situation, the length of time you plan on staying in the home you are interested in buying and just how much that you can afford to put down on the home. There are other things to consider as well but these are probably the top considerations.

Even though no one can predict what will happen in the future, you still can probably make a guess of how long you are considering staying in the home that you have chosen to be financed. For instance if you happen to know that your job may be moving you somewhere else in the next few years then that is going to be a big influence on how long you will be staying or you are a nomad at heart that is going to influence your stay as well. However; if your job never moves you around and you know it never will and you are the type of person that prefers to stay put in one place for as long as you can, you will more than likely be looking for a long term stay in your home. Both of these situations can influence what kind of loan you may need.

If you decide that your stay is going to be relatively short then you should probably consider trying to get what is called a short term fixed rate loan. This is usually a 10 to 15 year type of fixed rate loan. This type of loan will build the equity up faster than other loans so that you have some equity at the time that you might be ready to sell. There is also the option for an adjustable rate loan and this is sometimes referred to as a hybrid loan. This has far lower interest rates than the short term fixed rate loan.

If you are planning on staying in the house for quite some time then you might want to look into a fixed rate loan. This type of loan is extremely good if the interest rates are low. With this type of loan you can get a 15 year or 30 year fixed rate which is perfect for the person who plans on staying in their home for a very long time. This is a great loan because the homeowner is secure in knowing that the fixed rate of interest will never fluctuate and their monthly house payments will always remain the same.

At the time that you are looking for the right loan you should take into consideration the down payment. You do not necessarily need to have to have 20 percent to put down on a home. In fact it is possible to get a loan with no down payment at all. This is a little scary but sometimes it is a great option to think about. The interest rates of course will be a lot higher than they would be with a down payment. This is a good option though if in today's market you are finding it difficult to save even 10 percent down let a lone 20 percent.

If the no down payment loan is too scary for you there is also what is called the piggy back loan and this is where you have a combination of two loans. Both of these loans close at the same time. The most common is called the eighty twenty loan and that means you will finance 80 percent of the home with a mortgage and the other 20 percent goes onto a second mortgage.

As for first time homeowners, it is always advisable to look into getting an FHA loan for your home. With these loans, the government allows the homeowner to get into a home with as little as a three percent down payment.
