There really isn't any definitive rule as to how significant PageRank is when selling websites. Perhaps if two sites are the same in all other aspects, then the one with the greater Page Pank would have the edge. But then again, it's unlikely to find two sites that are totally identical so we try to find out whether flippers put a lot of weight on a site's PR when searching for potential websites.
Fact is, many new flippers make the mistake of putting more store in a site's PageRank than they should simply because of the hype that's been associated with it. Shrewd sellers have a tendency to prey on these newbies by putting emphasis on a relatively high PR, so much so that new buyers may even overlook the fact that the site itself isn't worth much.
More established buyers however, look way beyond the PageRank of a website and evaluates the value of one by looking at other factors other factors, foremost of which are traffic and revenue. Other areas are also taken into consideration such as the number and type of backlinks (quality and quantity) and keyword rankings. The site's PageRank appears way down in the criteria list and may not even matter at all for some.
Still, some veteran web marketers would reason that the PageRank does matter if the owner is planning to deploy a link building strategy that involves link exchanges. If your site has a low PR, not many established websites would offer you the opportunity to contribute an article or agree to trade links with you.
That said, the important thing really when flipping websites is to focus on the quality of the site you are aiming to sell. If you can generate traffic and viable income streams for that site, a high PageRank is just icing on the cake.
