subject: Must Be Done List [print this page] Every home has areas that must be tended to regularly. When it comes to a sale, maintenance to these areas are especially important. This list includes obvious things such as electrical, exterior, furnace, and roofing.
The Roof
This will be the most expensive part. If problems are caught early, roofing and flashing can be easy. Leaky roofs create many deeper problems. The flashing that surrounds the walls, chimney and such of the roof needs to be checked periodically. Replace or repair broken shingles. If there are any branches over the roof, they need to be removed. Clear away the eaves of leaves.
Chimney
While checking the roof is it a good time to make sure to take a good look at the chimney. Replacing mortar and brick is a must. All gaps should be filled. After checking the bricks of the chimney follow down the walls of your home checking for any broken or missing bricks. These should be repaired using tuck-point to replace missing mortar to prevent the chance of leaks forming in the walls.
The Foundation:
After checking the walls walk around your home and check the foundation for any cracks. Cracks can be caused by downspouts. The foundation will crack if the water drains from it. Make sure they are directed away from the structure and into the yard. You will need professionals to do these repairs. Tend to this problems quickly.
Exterior Paint:
Cracked or peeling paint needs to be repaired. It is far easier to take care of minor paint repairs than it is to repaint the entire home. Besides, chipped and peeling paint isn't attractive.
Plumbing Fixtures:
Replace worn washers to stop slow leaks. Slow leaks will up your water bill. Clean out traps where sinks and toilets may get stopped up. Repairs are less expensive than replacements.
Electrical System:
Every home should have 100 Amps to function properly. Bring anything less up to standard. Outlets should all be grounded properly. The furnace should also be maintained. Maintenance should be done yearly.
