subject: Playa Del Carmen Real Estate New Investment Options [print this page] While Playa del Carmen real estate has become a very well established market, with many excellent options in condos and homes, a new direction by the municipality has brought a new area of investment options; land and properties "across the highway" i.e. on the opposite side from the beach.
Since the creation of Tulum, about an hour south, as a separate municipality, the municipal government of Playa del Carmen has been promoting a diversification in investment and development within the city limits of this city itself. One of the main projects has been to promote new development, services and varieties of institutions (universities, etc.) across the Cancun-Tulum federal highway.
On that side of the highway there were already a few small working class communities established for several years, and a handful of locals investing in cheap land to build large beautiful, houses. With the new focus in development, a new mall has appeared, there are plans for an upscale outdoor shopping plaza (similar to one which is already down near the beachfront between Fifth Avenue and Playacar,) and several higher quality gated developments with pools and other amenities are under way.
The result? Increasing property values. Some sources say that land values have increased up to 45% in the past two years! And they are still going up.
While this points to obvious advantages for land investment, the new developments also offer single family homes and condos at prices well below those being asked in similar developments on the beachfront. In some cases, Playa del Carmen real estate on that side of the highway is more convenient with a larger number of amenities built in, and large, modern shopping centers with English movie theaters usually within walking distance.
The best part the beach is not far away by any means. A 10 15 minute drive will bring you to some of Playa del Carmen's favorite beaches, and the cost of the taxi is about $3 USD.
Of course, properties in an gated community with many amenities on that side of the highway could be a great vacation home or permanent residence. Homes, condos and land also provide great potential for investment income.
