Its premium paint, and purple is your favorite color. Unfortunately, purple is not a neutral color and most buyers dont want purpleand they dont want to re-paint either. Most buyers want move in condition.
Which brings me to another question: Do you have a realtor? If so, why do YOU think your house isn't selling? Is it your realtor's fault? Is that the problem? Have you discussed this with your realtor or do you simply plan to cancel or go with a different realtor when your listing expires?

Your house is a short sale or its priced above short sales with no clear marketing benefit.
If your house is NOT distressed and youre priced above distressed properties, you must present the benefit. For instance, make it clear to potential buyers theres a premium to a property on which they can close quickly opposed to a short sale offer that may or may not get acceptedafter months of waiting. Make it clear your house is in move-in condition - not the case with many short sales or bank foreclosures.
I'm sorry I dont have the space here to explain what a short sale is, but hear this: short sales are VERY time consuming and unpredictable; many buyers do NOT want to wait around for weeks or months to hear a bank to say yes or no to a good offer. Many buyers don't even want me to show them short sales. Further, banks are rejecting 100% fair market offers made by buyers who are forced to wait months just to hear back that the bank as rejected their generous offer.
Over-priced properties do not sellperiod. Short sales as well create too much unpredictability for many buyers.

1. Confirm your property is in the best condition you can afford to present it.
2. Work with a realtor who specializes in Internet Marketing - sticking a sign in the yard with a flyer box and an MLS entry is not enough today. Distribute your property to at least 100 websites including real estate portals, blogs, video directories, etc.
3. By all means, price your property as aggressively as you can. Confirm pricing with comparable properties.
4. Know how many similar properties are for sale in your area.
5. Know what similar properties have sold in your area in the last 90 days.
