subject: Homes For Sale In Southern Maryland: Getting A Short Sale [print this page]

Many buyers are now interested in short sales of homes for sale in Southern Maryland. But before you proceed, there are some things you need to learn about short sale. As a buyer, you need to know whether a short sale is advantageous for you or not; hence you need to understand some matters before looking into some Southern Maryland homes.

Many banks don't usually think highly of short sales. Their primary concern is giving new loans to people. Their second concern is the Southern Maryland real estate foreclosures. The third in their list is short sales, although short sales are pretty far down.

A short sale can be advantageous if you have worked out a deal easily, and the bank has quickly agreed to it. If a house that is worth 400 thousand dollars but is sold to you as three hundred dollars, you have gotten yourself a great deal. You have found an investment that is worth much more than what you paid for.

A disadvantage of short sales is that whatever the price that the homes for sale in Southern Maryland are being advertised for, it does not mean that is also the priced that it is the price that is approved by the bank. The price that is being advertised is the price that the seller and his realtor have agreed upon. Usually, both the seller and the realtor would place the Southern Maryland real estate property for sale under a much smaller amount than what it is actually worth so that a faster sale can be made. This is done for houses that are on the brink of foreclosure. They try to move around the price to be able to get it sold quickly.

Because the bank has yet to approve the sale of the property to a much lower price, you would need to wait. Sometimes, it takes a few weeks; while at other times, it takes three to six months. It may be called short sale, but sometimes, you can't buy the house as soon as you want it.

More importantly, the problem could arise if before the bank sends its approval, someone comes in and offers a higher price for that specific Southern Maryland real estate. The bank's decision would weigh heavily on that person's favor. If you don't come up with a better deal, you might end up losing the house that you waited so long to get. It can be really frustrating when you couldn't get the house after all the paperwork and other matters that you went through.

As a buyer, the best step is to hire realtors that would help you every step of the way: from viewing and choosing of several homes for sale in Southern Maryland, to actually striking a deal with the seller. An expert can answer your questions, tell you what you need to know and inform you of what you can expect when purchasing these properties.
