subject: Your House Can Definitely Sell For Sale By Owner With The Right Steps To Save The Commission [print this page]

Regardless of why you may want to move, you can sell for sale by owner for a bigger profit. Some are quite successful at doing this and will recommend it because of the amount of money they end up saving from having pay a commission to a real estate agent.

Most people know that such a commission is quite high, taking a big chunk out of the homeowners' profits. The important thing when doing a for sale by owner is to prepare yourself and your home properly. The most important thing is to put it up for sale at the right market price. Homeowners are guilty of being biased because they love their homes in many cases, or because they think their renovations and updates are worth much more than they really are.

Unfortunately, that can't be further from the truth. In fact, many homeowners make a huge mistake when renovating by over extending themselves and never knowing when to stop. In an average home, you must keep your renovations within reason. Otherwise, most buyers just won't pay for it. For example, an average or starter home with a walnut floor upgrades will never get its return on investment back. People in this tax bracket may be looking for hardwood, but not top of the line.

In order to get the correct market value of your property, you will have to either contact an agent or do the work yourself. For instance, you can pay close attention to listings in your neighborhood and what the asking and sale prices are. Or, you can have some agents come in to evaluate the property for free. The choice is up to you.

Preparing your home is one of the most important things that you can do if you want to sell it quickly and with the least amount of effort. This preparation will ensure that you sell your home with the biggest profit. Sometimes, this may require you to invest some money.

If you are handy, then you might consider upgrading your bathroom if it is outdated. Bathrooms and kitchens will give you the most return for your investment. And, there are economical and intelligent ways of doing this. For instance, if there are tiles on the walls that really date the bathroom, remove them. They don't have to be replaced at all.

Rather, leave the walls bare, painted in a trendy color that matches and ties the room and well. Of course, if the walls were damaged, they will need to be replaced. Then, look at the vanity. If it is damaged or dated, apply a coat of paint. For the shower or bath tub area, the tiles don't even need to be removed. Instead, just cover them with a liner.

As mentioned above, the kitchen is also very important room that buyers pay special attention to. Here also, you might benefit from removing outdated backsplash tiles. Again, they don't need to be replaced as wall backsplashes are very acceptable. Then, take a look at your cabinets. Are they tired and old as well? If so, be creative and treat them to a quote of paint, change the hardware and you just brought it up to the 21st century.
