Location is the single biggest indicator of value when talking about real estate. Location is so important that it trumps craftsmanship or even the quality of materials. Open houses are a great way to generate buzz about a listing. The agents will usually provide drinks and snacks while answering questions about the house and neighborhood. Unfortunately, sometimes people don't show up for open houses. This can be demoralizing to the agent because a no show means hours of hard work and preparation were ineffective.

NO MORE NO SHOWS!

Vinyl banners are a highly effective way to advertise an upcoming open house; and, even better, the banners can be used on a recurring basis. Vinyl banners take up little space and can easily be rolled up and stored in an office, trunk or closet. Vinyl banners can also be customized to say whatever you wish them to say. A real estate agent can design her custom banner to mention not only that there is an upcoming open house, but also her name, phone number and website address. The real estate agent must remember, however, that just as the location of the house is important, so too is the location she chooses to display her custom vinyl banner. In the following paragraphs, I am going to discuss three highly effective locations for displaying an open house vinyl banner.

#1: ON A MAIN ROAD NEAR THE NEIGHBORHOOD

I hear about people getting lost while traveling to an open house all the time. Basically, the more people that see the open house custom banner, the more likely the agent is to have a good turnout. For a quick display, attach metal poles to either end of the custom banner. I recommend going out a day or so before the open house and scoping a good spot to display your full color banner. Be sure to include the date and time of the open house on your custom banner!

NUMBER TWO: AT THE NEIGHBORHOOD'S ENTRANCE

Once again, a no brainer. Urban sprawl in the recent past has led to the advent of thousands of new subdivisions. Real estate agents are finding that when selling a home, they must first sell a potential buyer on the neighborhood. Custom banners are great for helping open house attendees identify where the open home is located. Just as you did at the busy intersection, scope out a spot near the entrance to the neighborhood, attach your vinyl banner to a pair of metal poles and set up your display a day or so before the open house.

NUMBER THREE: ON THE FRONT PORCH, SILLY!

This really is a simple concept. And, lucky for you, your local vinyl banner maker will gladly punch a couple of holes into your custom banner and insert grommets so that your banner can easily be hung from most any object. In the case of an open house, simply pick up some nylon string or rope from a hardware store (your vinyl banner maker might even be able to help you with this, too!), tie the material through the grommets on each end, and affix the banner to a post or door frame. It's that simple!
