subject: Short Sales- Get Involved In Real Estate Investment [print this page]

If you are tempted by the allure of real estate investing, there are many elements of short sales that you need to know. If you've already started researching, you probably are well aware of the profit margin that is available to investors. This field is highly competitive, though, so you need to be prepared to fight for your success and handle the various complications that can arise as you start your new venture in real estate investing.

Learning from an insider is the best way to learn about short sales before you jump into the scene. While not as visually dramatic as the New York Stock Exchange, a number of rules still apply. First of all, information gets around fairly quickly. You must be able to move swiftly to secure deals with bank-owned properties before other investors like yourself do.

However, if you move too quickly, you might end up picking a sale that isn't actually as profitable as it seems. The idea is to move quickly, but not hastily, when investing in real estate. Find markets with high turnover rates and regular changes of hands in property. Even though it's a little confusing and fast-paced at first, you are in the same boat as everyone else when you get into short sales.

You can easily use contracts to control foreclosures without actually having to invest in a property. Lenders do have power over the transaction that takes place, but this is an option. If there is a short sales investor that offers a better deal, like you, the bank will usually take it to avoid being stuck with another unpaid loan or another foreclosed property on their hands.

However, the bank doesn't want to get stuck with another loan that doesn't deliver so they will typically choose whoever has the most solid funding, regardless of whether that is you or your competition. If this happens, consider lowering your bid or finding more secure funding solutions.

Although there are challenges in short sales to deal with, practice and experience are the key to your success in real estate investing. You won't attract much attention when you first start out, but working with a mentor over time will give you the success that you have been looking for. This is a very competitive industry where people matter and you need to have the right people on your side when you are investing. If you want the best chances of success, start your venture with a real estate agent to help you make purchases and get started in real estate investing on the right foot.
