Cell phone companies all over the country need cell tower sites up to make their phones work and to give customers clear calls anywhere they need to make them. This is important to many as there are many that use their cell phones for their daily routines at work or even as a primary phone who get rid of their land lines all together. Not only is this a money saving idea but it can give you the freedom to be anywhere and not have to wait in one place for important calls to come through.

With the major cell phone boom there was a need for many major cell phone companies to go out and lease land in rural areas to get the best reception for their customers. This along with a properly transmitted signal in the areas of the cell tower sites will give their customers the best reception available. There are some cell tower site companies that will approach farmers and other families that are in rural areas to purchase or lease a small part of their land for a cell tower site. Sometimes these companies will lease or purchase the areas of land in question with the prospect of putting a cell tower in the area.

It does happen though that a land owner who has been approached by a wireless carrier to lease land may be able to build that tower themselves and lease it to the wireless carrier. However, the land owner usually deters the wireless carrier away and they will build elsewhere. Most co location leases, which is when a building company leases space on the tower to a wireless carrier, have clauses that will allow the wireless carrier to terminate their agreement with little notice pretty easily. Without expert consultation, companies levy the risk that one tower might be a bad one, so building a single one might be a risky investment.

This doesnt mean that independent investors and builders shouldnt build, it just means that the decision needs to be thought through very carefully. An analysis of the entire area and of the existing structures that are there needs to be done, and zoning ordinances do need to be looked at to determine how easily the job would be for a company to complete building. Proper due diligence needs to be done to make sure that the owner does not expose him or herself to additional liability. And of course, above all else, no matter which end of the cell tower site lease agreement you are on, be sure that the agreements always are reviewed by an attorney and also an industry consultant to be on the safe side.
