Managing a property is very time consuming


Real estate investing can be a source of passive income, which means you can earn money on your investment without actually having to do anything. However, if you have to deal with managing your property, the income is no longer passive. In fact, there are a huge variety of different obligations that property managers have, from keeping up with regular maintenance to responding to tenant issues to advertising vacancies and finding new tenants.

Managing a property is not a 9-5 job. If a tenant cannot get into his apartment in the middle of the night because he lost his keys, the property manager is likely going to be the one that gets called. Not only that, but an even worse phone call could come your way at any hour of the day or night- a call saying that something is wrong and maintenance is required. You dont want to have to deal with an overflowing toilet in the middle of the night and you probably dont have the contacts to address the problem for a reasonable cost either. There are a huge variety of landlord/tenant laws in every state. These laws can govern everything from when security deposits need to be returned to how to go about the process of evicting a tenant. Unless you want to spend endless amounts of time reading and learning all of the laws to make sure you follow them, you put yourself at risk when trying to manage the property on your own.
