The maintenance of your roof is an important part of your home maintenance and should get the same attention as the rest of your house. Your roof should have soffit vents and ridge vents. This will allow air to flow in from the soffit vents and out through the ridge vents giving you good cross flow through your attic.
How would you know if you had good ventilation or not? Look in the attic in the daytime and you should see daylight where there is proper ventilation. Soffit vents and vented soffit are two different things. Vent soofit is the vinyl siding under your eves with perforations to allow air to flow through it. Soffit vents are usually Styrofoam and are fastened to the underside of the roof sheathing between the trusses. If you do not see light from your soffit vents it could be insulation from the attic has plugged them up. This is common especially with blown in insulation. If this is the case remove the insulation and check again.
Proper insulation in your attic not only saves money on heat but can also save you money on roof damage from ice dams.Ice damming occurs when the heat from your house passes through a poorly insulated attic, thus melting snow or ice on the roof, allowing the melted snow or ice to run down to the lower edge of the roof above the eaves where the roof is cold. There it can refreeze. As the snow or ice refreezes, it forms a dam. When the dam gets large enough, the water that is hitting it will start running back and under the shingles.This happens a lot where the climate changes a lot.
This can cause roof damage and is not always visible until extreme rot has set in. Signs of this are fascia, or gutters that have come loose, or staining on your fascia. If the rot is bad enough it could damage ceilings and walls.
This is why it is important to have ice and water shield on the bottom of your roof above the eaves for added protection.
Dark spots on your roof could mean you have algae. These stains are often confused for sap, soot, and rust. If you suspect algae staining, have your roof professionally cleaned. This could add years to the lifespan of your roof. Algae needs inorganic material to support its growth, which it gets from the materials in the asphalt/fiberglass shingles on your roof, deteriorating them.
Preventive maintenance tips that can add years to the life of your roof, If you see signs of leaking, repair it right away.The leak will not go away on its own and the longer you put it off the more damage you will have and that leads to higher repair costs. If you have trees near your roof keep the branches trimmed away from your roof. Repair or replace any damaged or missing shingles. Repair or reseal any damaged flashings around chimneys, vent pipes, and skylights. From your attic check for water stains on the underside of roof sheathing. Keep your roof free of leaves and debris. The gutters should be considered part of your roof clean and working properly.
