5280 Magazine is a Denver based magazine highlighting the best that the Mile High City has to offer
. First published in 1993, 5280 is Denver's premier guide to the arts, entertainment, dining, issues, and living well in the Mile-High City. Most major US cities have their own local magazines, but I would venture to say that 5280 is one of the best nationwide.
Why is it called 5280 Magazine? Denver, CO is exactly one mile above sea level, hence the name Mile High City. The magazine actually has a trademark on the term 5280.
Each year in May, 5280 does an issue dedicated to local Real Estate trends. This issue is always highly anticipated by local Real Estate professionals and general readers of the magazine. This issue is focused on local Denver Real Estate trends as well as the best Denver neighborhoods to live in. Stats are presented showing appreciation in a specific Denver neighborhood over the previous year and thoughts on why that neighborhood is still a great place to buy.
The 2008 5280 Real Estate issue was called Where to Buy (Even) Now. The title of the issue represented the current state of the Denver Real Estate market which was scary to say the least. In all 14 neighborhoods and local cities were highlighted including: Berkeley, Cherry Hills Village, Congress Park, Country Club, Highland & West Highland, Highlands Ranch, Ken-Caryl Valley, Louisville, Mayfair, Newlands (Boulder), Old Bonnie Brae, South Park Hill, Stapleton, and Washington Park.
In 2009 the magazine highlighted the Elite 8 (eight) Denver neighborhoods. Neighborhoods that were spotlighted were Baker, Berkeley East, Cherry Creek, East Highland, Platt Park South, Rosedale, University Hills (U-Hills), and Wash Park West.
The just released 5280 Real Estate 2010 issue highlighted 9 (nine) Denver Neighborhoods that had solid home value appreciation from 2009-2010. Neighborhoods included were Belcaro, Berkeley, Congress Park, Jefferson Park, Park Hill East, Regis, Sloans Lake, Sunnyside, and Wash Park West.
Researching and presenting Denver home value trends is more subjective than objective for 5280 Magazine. To keep the magazine hip they are always mentioning the same neighborhoods that make up a lot of their reader base like Highland and Washington Park.
Denver neighborhoods that are mentioned in the magazine always get a lot of attention, so it is a bit of a self fulfilling prophecy when neighborhoods are mentioned. My bet is that neighborhoods like Jefferson Park and Sunnyside will be the big winners from the 2010 magazine; these are areas that were still a bit under the radar but were starting to get noticed by locals.
Ultimately when you are searching for the best Denver neighborhoods you need to get in your car and hop on a bike and see if that neighborhood fits your own personal style. Do you want great walkabilty to local restaurants and bars? Are schools more important to you?
