The tenant you welcome in your rental property will determine whether your life as

a landlord or property manager would be a bed of roses or a bed of nails. Every savvy landlord knows that you dont just open your doors to the first person who shows interest in your property. Yes, vacancies can be a source of anxiety to a landlord, but so are unscreened tenants. You would rather have your property sitting vacant for a month than have it occupied by a tenant who will just vandalize it or will not pay rent. Unless you are taking sleeping pills, you cannot sleep soundly at night without first verifying if the person living in your property can pay the rent, wont vandalize your property, wouldn't drive away other tenants due to misconduct, is not a criminal at large, or simply won't be difficult to deal with. That is why, for a good nights sleep, most landlords turn to various methods of tenant credit check and resident screening, but still many of them suffer nightmares. What about you? Dont expect applicants to openly confess the misconduct and crimes they have committed in the past, whether it may be as forgivable as missing a couple of months rental due to unemployment or as serious as murdering their previous landlord. So dont just take their word for it, validate what the prospective tenant writes on the application form. There are two general ways to do this: the inconvenient way and the convenient way.

The Inconvenient Way


If you wish to do the tenant credit check yourself, check with the credit bureau. To secure a credit report, you would have to submit the prospective applicants name, address, social security number and the deed of your rental property to the credit bureau. Check if your area also requires a signed note to show the applicants consent for you to do a tenant credit check. This will also cost you some money but it is certainly a cheaper price to pay than the heftier cost of hiring the wrong tenant.

The Convenient Way

If you are too busy to do these things and would rather spend your time looking for other potential rental properties to buy, you can skip the legwork by delegating the task to a reliable screening company, such as Tenant Approve, or get hold of their resident screening packages, that include their Social Security Number verification products and anti-fraud tools. If you have several rental properties, then you can surely save on time and cost of doing resident screening and tenant credit check. These products and tools can verify or dig up rental credit, criminal records, tenant evictions, Social Security Number, sexual offense and the like.

Not all applicants apply to actually get a home but are out there to scam unsuspecting landlords. So be leery rather than sorry. Do your homework or let a reliable screening company or product do it for you.
