Choose The Right Type And Color Of Paint For Your Home
I have had an opportunity to make paint color selections for many homes for sale over the years
. If you toured my properties that are for sale or rent at any one time you would probably notice that we often purchase a large supply of neutral, off-white paint for the walls of living areas and bedrooms. The paint we use in living areas and bedrooms is different than paint used in kitchens, bathrooms and hallways because certain areas get more use, and painted walls have a tendency to get worn and dirty where people may be placing their hands. Painting the rooms in a neutral tone when selling your home gives the appearance of a much larger space.
When I say "neutral" and "off-white" I do not mean plain, bright white. Walls that are painted bright white make a room look like a hospital and that is not the ambiance most homeowners prefer in their home. If you're ever needed to purchase touch-up paint, you've experienced the main problem with off-white paint colors - there are 'way too many of them! No matter what the off-white color is called, regardless of the name the particular paint manufacturer has given to a paint color for marketing purposes, it will have a slight tinge of blue or yellow tint to it. Those are the two primary colors that influence the tone of an off-white paint, and despite the fact that you might not notice the tone at all when you walk through a painted room, the base paint color will be one or the other.
Taking a tip from artists who paint on canvas, you will find that keeping your stained wood floors, cabinets and furniture in harmony with your painted walls is primarily a function of this underlying base color I just mentioned. They should all be blue-based or yellow-based. Any paint store can help you with this decision, it's all in the numbered formulas they use for tinting paint.
The other decision you make will be the paint finish, and that's partly a matter of personal preference, but also of use. Flat or matte finishes will allow the paint to cover more imperfections in the texture of the wall itself, while satin and eggshell finishes provide a more durable, washable surface that reflects some light and wears better in high-use areas. We like to use the paint finish that will give the most practical surface in each particular area, which means we usually choose satin or eggshell for kitchens, bathrooms, painted wood trim and hallways. We buy the same neutral-colored paint in a satin finish for these areas and a flat, matte finish for living areas and bedrooms so that our homes are totally coordinated.
