Consider Your Home's Appearance From The Street When Trying To Sell It
One of the first things that homeowners often consider when they need to sell a home is new paint for the interior walls
. I am writing this article to possibly save you some time and money if you are also considering repainting walls in order to sell a home, too, because it's easy to go overboard on the paint and spend money that doesn't really pay you back. It's not a good investment to paint when you don't need to do so, or to use expensive paint when average paint will do.
A few years ago people started getting into fancy paint finishes such as glaze and artistic application techniques with layered colors. These applications are beautiful in the right setting and with the right furnishings in the room. But they are not worth the time, the money or the effort to install when you sell a home. It's best to stick to off-white walls in every room, using flat, eggshell or satin finishes where appropriate. Normally, areas that get a lot of use and traffic such as the kitchen, hallways and bathrooms should not be painted with flat paint. You'll want to save it for bedrooms and living rooms when you repaint to sell a home.
There is one additional consideration, however, and that takes a little more information than you might ordinarily obtain simply by driving past other homes for sale in your area. If possible, try to see the inside of homes for sale in your neighborhood because that way you will know how your home compares, especially as regards the painted walls.
Although most buyers are not making a selection based on the color of painted walls, you might be surprised to know that a house that stands out from the crowd often gets more attention. This can be a subtle thing, but in a subdivision where homes were built at approximately the same time and often by the same builder it can definitely create a distinction. You want everything working to your advantage when you sell a home these days.
Since I buy and sell homes several times a year I often buy large quantities of paint in the same soft, off-white color, and you could consider the same technique when you sell a home. The simpler your remodeling projects carried out prior to putting your home on the market, the better. You want to save time and money in the process so that your home equity and your resources are not diminished unnecessarily when you're preparing to sell a home.
