Is Remodeling Required When You Sell Your Home?

I am in the business of buying homes and re-selling them after doing some remodeling

. Because I do this for my living I am often in a hurry to sell my home fast because I want to move on to the next project. So, thinking ahead a little bit, sometimes I call other real estate investors like myself to look at my home before I even complete my remodeling work. This is a unique situation I'm describing and it won't work unless you call the right people at the right time.

The fact is that an unfinished home can be more attractive to some buyers than a completely finished home, and the trick is to know who might be interested in your home at just the right time. It's all about timing when I want to sell my home fast, that's for sure. Since I've remodeled a lot of properties over the years I've been investing in single-family homes, I've learned that people who are buying a home to live in it are often fond of selecting their own countertops, paint colors and carpeting. Homeowners like to participate in the finishing touches to make a personal statement in their own home, and those selections are usually the most enjoyable parts of the remodeling process.

Investors, on the other hand, are generally interested in making a profit on their investment. So the way investors see a home is entirely different than the way homeowners see it, and by homeowners I mean owner-occupants. Investors see the potential in a home, and they are looking for potential for themselves. A bathroom that needs remodeling is an opportunity for an investor to upgrade a home and make it more valuable so that it will probably sell for a higher price. That is an example of the kind of potential an investor looks for in a home that needs to be completed before it is sold to a homeowner, or before it is leased to tenants. When I want to sell my house fast to an investor I often get in touch with my contact list by email or by phone to let them know when I have a home to sell that still has plenty of potential for them to improve it and make a profit for themselves.
