So you've decided to sell your home, and of course the first step in the process is to create an attractive ad designed to get people interested enough to come and look at your house, hopefully leading to an attractive offer. Unfortunately, few people realize the power of an ad to either sell or sink your property on the market. Unattractive ads or clumsily worded copy can have viewers skipping forward to the next option on the page.
For starters, clean your house up. Make it attractive. You'll have to for showings anyway so go ahead and do it now. Then take photographs, and the more the better. People want to be able to look around your house online. Take a photo of every room, from different angles, and be sure to get the exterior of the home as well.
One reason you want to clean up before taking photos is to avoid getting anything in the photos that you do not want. One real estate ad featured a pic of the bedroom with an "adult toy" in plain view on the dresser. Not a selling point.
Overall try to get about a dozen or so photos, highlighting the best points about your home. By the same token, if there is an issue or blemish that will become the responsibility of the buyer, you might want to document that as well. Full disclosure is always a good idea.
Don't be over the top in your claims. "Nicest ranch home in metro Atlanta!" is a considerable statement, and most will see right through it. Stick to the Joe Friday "Just the facts" approach and that will win over many more people than senseless hyperbole. Of course you want to pump up elements that are due, such as that awesome view from the bedroom bay window, but don't take it over the top.
Don't misfire on the price. The adage "if it's too good to be true, it probably is" leaps to mind. Many buyers will steer clear of a too low price, and at the same time that price might attract unqualified buyers or even worse, an undesirable element moving into the neighborhood.
Some buyers obtain houses with the idea of "flipping" them, remodeling less than desirable homes and then reselling them at a profit. This is not necessarily a bad thing, but the fact is that you rarely have the privilege of knowing who did the remodeling work, and was it done with the idea of doing a quality job, or just creating a quick turn and a buck? According to industry experts, only one in about 20 flipped homes have been done correctly. If you choose to have your home remodeled, do it right and have all proper documentation for prospective buyers.
The crazy first cousin to flipping a house is selling the house "as is". This means with no work having been done to make the house presentable. In my experience, "as is" usually translates "you will be working for the next two years to get this thing where you want it." I have yet to be in a house listed "as is" that I would have made an offer on.
The better option, as mentioned earlier with regard to photographs, is to simply be upfront about any imperfections the house may have. If it needs new carpet or if the kitchen could stand to be repainted, say so. Buyers will be grateful for the information.
Basically, be as informative as possible, and gush in the appropriate places, but don't over inflate the property and certainly don't misrepresent it. The more information the better, as it well only solidify in the buyers mind that the price you are asking is a fair one.
Now go and sell that house.
