If you own your home, then you might not want to move, but simply add an extension. Do you fancy a new conservatory, or would you like to pave over the annoying front lawn with something a little more functional?

In the UK a lot of building and construction work means that you will need planning permission. There are some things that your ownership allows you to do, like if you feel like converting the wasted loft space into a tranquil hidey hole, but a lot will require council permission. Most of the things you have to apply for are if the changes are to b made to the outside of the property, but if you think it is a major change then check with the council website or give them a call. If yuo make changes without planning permission they can ask you to rectify it to its former state, which can be costly for you.

The government requires that the plans that you are submitting fit with the development plan' of the area; if the area is supposed to be for single storey housing, for example, and you are looking to add a layer onto your home then your application could be declined for this reason.

Your local authority will be able to help you a great deal if you are planning on some adaptations to your home, so don't immediately rush to make the application. They may be able to advise you on what will be accepted, and you ay need to change your ideas slightly before submitting a plan.

If the council decline your application then you have the right to appeal, but you must do so in a timely manner. Your neighbours will be asked for input in the council's decision; so if they feel it will lower the value of their property, create an eyesore or look into their home then they can make their opinion clear.

If your application is accepted it will normally only be valid for a period of three years, so you should start the process immediately.
