Fire Engineering - A Long Term Safety Solution
As a property manager of commercial places for many years back
, I found that the way a building or home is built and protected through the fine practice of fire engineering is a big factor in fire protection. The United Kingdom as of this writing, is still highly prone to fires. This is a big question as we are generally a well educated population against a preventable disaster. In addition to the use of quality fire safety equipment, this form of engineering adds much value to your establishment. Also, this is now required under the Fire Safety Order (FSO) ratified in 2006 of all companies - requiring all businesses to be accredited with satisfactory fire prevention measures installed in their vicinity and workplaces.
There are actually many factors involved in fire engineering. The point here is to foresee the potential hazards that may come into the fray and to take preventive measures before the first stone is set into place. This starts from the design of the building, to the equipment used, to the education on the dangers smoke and carbon monoxide, to the use of different kinds of fire safety equipment and a number of other good topics. I took a lot of notes as each of our fire engineers talked away on his points and why he recommends a certain design or practice, as I am a very particular property manager especially on issues concerning fire safety.
A main issue here is that consultancy with fire engineering services carries with it a fairly hefty price tag. But this is only because this is a long term solution that is preventive in nature. As the old saying goes, "You think knowledge is expensive? Try ignorance." And this is true in all cases. Ignorance is often a million times more expensive than knowledge. When we put out an actual fire in one of the first buildings I managed, we saw in the accounting that the damage dealt by our own ignorance was higher than what we should have invested in fire protection and fire safety equipment. Indeed, that was a lesson well learned for me.
The best recommendations often come from consulting from the experts. For instance, I was not aware back then of the essential use of carbon monoxide alarms - how lethal they can get in the case of not being aware of a burnign stove because carbon monoxide happened to be odorless. Another example was when I bought a good number of fire extinguishers for our properties - not knowing that different classes of extinguishers are used for different situations. Thus, I had to reinvest. Towards the end of my property management career, I'd say it was quite worth it.
Believe it or not, some investments are really deemed necessary and from the lessons I have learned safety is something that cannot be compromised.
