Buying a home in San Clemente can be daunting if you are just moving here to San Clemente

. The Southern California real estate prices are a lot different here than other parts of the country. We typically see home buyers with sticker shock when first moving here. Once you get beyond the price of homes here then picking the right neighborhood is your next step.

San Clemente has many great areas to choose from. There are a total of nine neighborhoods and all of them have their unique style and personality to them. One of our newer communities here in San Clemente is Talega. Talega has over 40 communities with a wide range of smaller condos to large luxury homes. A lot of the homes in Talega will fall in the $700,000 range with homes low as $550,000 to over $2 million dollars. A lot of home buyers looking for newer construction homes seem to gravitate to the Talega community homes. It's important to realize that Talega homes due have a Mello Roos tax and you should educate yourself on the exact dollar amount this tax will cost you every year. If you are looking for a larger estate home then the San Clemente North and Forster Ranch area may be worth a visit. Luxury communities like Sea Pointe Estates and Forster Highlands have some of the most expensive homes for sale here in San Clemente. One of the best values can also be found in the Forster Ranch area and is the community called "The Reserves." The Reserves are broken down into four communities called the Reserve South, Reserve North, Reserve East and the Reserve West. All four of these communities are gated communities and offer ocean view homes starting as low as $700,000. There is a community pool and park for all four communities and truly offers one of the best values for your money here in San Clemente.

If you are looking to live by the beach then you will want to visit the Southwest San Clemente area. Known for it's beach close proximity to some of the best beaches in all of Southern California. Southwest San Clemente homes all have unique individual styles and range from early 1920's homes to newer construction estate homes. Southwest San Clemente homes typically will have smaller lot sizes and ocean views will come at a premium price.

If you are looking for a little more land and more of an ocean view then areas like Southeast San Clemente, Coast District and Rancho San Clemente are worth a visit. These communities offer a large number of Ocean View homes on larger lots than you would find by the beach. It's important to educate yourself on every community here in San Clemente and the many great homes for sale here.
