. In the heady days of fix and flipping, some homes were simply repainted with new carpets and placed back on the market with thousands of dollars in marked up home prices. Many real estate agents rightly felt this was unethical and taking advantage of the marketplace and ultimately the person who would purchasing the home to live in. Other agents who lacked ethics were more than happy to list and sell these 'remodeled' homes, knowing they would be paid a commission and the house would add to their listings. Whether it is just one room or an expansion of the home that doubles the square footage, it is wise to obtain many different quotes for the work to be performed before considering a single contractor. All contractors should have valid licenses, insurance, bonds and clean records with the state and local regulating agencies.
Giving a home a facelift can be as simple as painting some walls different colors and putting down different carpeting. Remodeling a home takes more effort, time and money. Remodeling can add value and attraction to a home whether it is the home's exterior, kitchen, bathrooms, entertainment room or master bedroom suite. The added value is seldom going to be equal to the amount of money spent on the remodel, so caution is advised for homeowners who think all the funds they spend on a remodeling project will be returned to them when they sell a home. When keeping the home that has been newly purchased, a homeowner will consider making changes they want to live with. Personalizing a newly purchased home is much like personalizing a new home that is being custom built, but differs with the end result slightly. Remodeling allows a homeowner to choose what they want done, rather than picking an option provided by a builder.
