How To Find A Home Buyer At Your Workplace

When I have a home for sale in any particular neighborhood I give some thought to all the people who work nearby

. When I'm looking for someone to buy my home it seems logical that people who work in the area might be excellent candidates. Most people probably want to save money on their commute back and forth to work, so living in the same area is pretty high up on the list of desirable features when buyers are searching for a home.

Since I've been buying and selling homes for many years as an investor I've learned a few tricks about finding buyers. To simplify a big subject, when I want to find someone to buy my home I think about the people who already live in the neighborhood, and the people who work in the area every day. Homeowners in the neighborhood have friend and relatives who may want to move nearby, it's true. And I usually get in touch with my neighbors for just that reason when I'm selling a home. But people who work in the neighborhood are a separate and important group of potential buyers and I like to find ways to reach them whenever possible.

The first step in reaching out to find people who work in the area where my home is located is simply driving around and making a list of retail stores, restaurants, shops, professional offices and factories. No employer is too big or too little for this list. And then I write an ad to post online on craigslist.com and ebayclassifieds.com that describes my home in detail. A link to these ads can be emailed to the Human Resources department of large businesses, and it can also be emailed to small businesses, too. This is not spam, this is valuable information that people really need in order to buy my home.

Besides running online classifieds and sending emails to businesses in the area I also stop by the retail businesses and actually talk to the owners and the employees about my home for sale. Speaking to people in person is always more effective and I've found that it makes all the difference when I'm looking for someone to buy my home. All the effort I put into finding a buyer pays me back the day I come to the closing table and get a check for my sale proceeds. I get to keep more of the sale proceeds when I find the buyer myself, and you might want to keep that in mind when you sell your home, too.
