How To Make Your Property Saleable
So, you have made the decision to sell your property
. What's next?
In the real estate business, curb appeal or home staging is one of the most important factors that owners who are looking to sell must take into consideration. It is the most effective marketing strategy so far, to make your property a hot property in a very complex market.
Selling and Curb Appeal
How your house or property looks through a view from the street would spell all the difference in the world on how fast the selling would be and how high you could raise your asking price. If the house looks poorly maintained or the yard looks ugly, you will definitely have a hard time selling. It is critical for any property owner to ensure that the house looks handsome, the lawn is mowed and trimmed every so often, the surrounding is free of fallen leaves, the windows are neat and clean, and the pain is fresh. Those seem like a lot of work to do but if you do not let your property go to a barren state by tending to it frequently, those would be quite easy to achieve.
Selling and Furnishing
Let's face it: a fully furnished house is far easier to sell than a vacant or empty one. This is another investment to make so as to strengthen your position in the market. It is called home staging.
Home staging is all about making the potential buyer see, more or less, what kind of life they will have in your house. With a couple of furniture and some decorations, you will be able to persuade that buyer to take a second look at your property.
But there are guidelines in home staging that you need to know for it to be really effective.
First, you need to make sure that the house is not vacant or cluttered. Filling it in with important home items is as important as keeping an eye on clutter. Remove excessive furniture pieces and other items that are barely necessities to an ordinary homemaker. Your buyer would have to see that he can have as much space to move around in your property so make sure not to overdress it.
Secondly, you must remember not to put any personality attached to it. Your prospective buyers may vary wildly and it is better to be safe than to be sorry. So make sure that as you stage your home, you do not attach any gender, age, or religious affiliation attached to it. Remove personal items. Keep in mind that the next owner might be your total opposite.
Lastly, clean up. A neat looking house has a very good advantage at the real estate market. Paint it with a nice color that is both soothing to the eye and quite appealing. Keep an eye on repairs, however small or big they may be. You will easily turn off your buyer if you show him an unlivable place in the first place.
