How to Market Your Mobile Home for Sale

The following is a breakdown of different methods mobile home sellers can use to market their mobile homes for sale.

The first method is the most traditional method with most home sales and that would be to hire a real estate agent. Real estate agents are a great resource if you find one that often handle mobile home sales. With an experienced real estate agent you will have very little worries because they already understand the market, can quickly put together a proper estimate of your home's value, will know how to best market your home, will handle all the legal paperwork involved in the sale, and will be on your side fighting to get you the highest price for your home. You definitely get what you pay for when you hire a real estate agent.

If you don't want to hire a real estate agent and want to sell it on your own you are now as we call it in the industry, a FSBO (For Sale Buy Owner). As a FSBO you have many new decisions to make in hopes to bring interested buyers to your mobile homes for sale.

Your first option is buying a nice for sale sign, staking it into the ground, and play the waiting game. This method is highly not recommended because the chances of someone coming down your street, seeing your home, and actually wanting to purchase it is highly unlikely, but possible. I am not saying that having a sign in not important because it is but it should not be the only tool you use.

The best method to use to get people to notice your mobile homes for sale is to put it on the internet. 85% of home buyers begin their search online. The truth is that times are changing and if you are not using the internet for listing your home your missing out. A few good places to list your home for sale are Craigslist, MHVillage, MHBAY, and of course MHUnited.

We have had good luck using Craigslist to sell mobile homes in the past. Listing your home is also free which is huge plus. The only problem with Craiglist is that your home will often get flagged for removal (even if you did everything correctly) and also with all the other people posting their homes for sale you will have to post it every few days. You also have to weed through all the spammers you get from posting. So yes this is time consuming but you can find results.

MHVillage is a good place to list your home for sale. They have been selling mobile homes for some time and have built up a name for themselves. They cost the most out of the mobile home website which is about $50 for a FSBO.


MHBAY has a fairly easy website to manage, still has good traffic, and only costs FSBOs $8 to list their home for sale. Also, not a bad option.

Last but not least is MHUnited.com which is for obvious reason my personal favorite. First off, you can sell your home for free since we currently have a basic plan that is free to everyone. I could go on but that is not the point of this article.

All the options above are great options to market your mobile homes for sale as a FSBO. Many active buyers use multiple places to search for homes for sale but there are also a handful of buyers that don't. If you really need to sell your home quickly, it might be in your best interest to make the net even bigger by using all four websites since the total cost would still only end up being $58 and some spent time.

If after reading this article you feel that marketing your home by yourself is not for you and you want to use a real estate agent, make sure to check with them to see where they list homes for sale. Most likely they are already properly set up with one of the marketing websites mentioned above but make sure because the average mobile homes buyer is not looking on the MLS for homes.
