Independent Floors: Pros And Cons

, it has now been possible to provide a variety of housing options to the people because the developers have been building the projects on the basis of various market segments. So, there has been development of multi-storey group housing projects, independent floors in the form of the low-raise buildings and even full builder houses for meeting the residential requirements of the people. Out of these options, it is the independent floors concept which has been a noble innovation which has been facilitated by a favorable government policy.

The independent floors usually refer to the full floor over a piece of land, without any segmentation thereof. Living in independent floors is like living in a floor of an independent home. Generally, these are low raise construction projects which are developed in order to maintain a check on the density of population of the area. So, these are generally up to three or four storey in height housing only up to four families in a specific plot of land.

There are some obvious benefits of living in these floors. One is of course the fact that there is a greater level of privacy since there are no adjacent neighbors as is usually the case with the group housing societies. Due to less number of families, there is less pressure on the available resources which are to be used by the residents. As a result, you get ample parking space for your cars and the amenities provided by the builders such as the clubs, gardens or sports utilities, can be used in a better way. Another major advantage is that since there is no group housing society-like management in most of these projects, one is free to live on own terms and without being bound to pay for services or bound by the decisions taken by the community. There may, however, be an informal set up of community for the better management of the residential units. Since you get a full plot-size floor to live in, living is more luxurious in these spaces.

These are some of the obvious benefits of living in the independent floors but there are some downsides as well which are mentioned below.

There is a constant fight over the space for parking the cars and over the terrace rights. Often, the people living on the ground floor are provided the facility to use the lawn privately and the other floors owners are allowed to divide the terrace equally among them, provided the builder relinquishes the right to terrace (for further development of the floors in future). Though this aspect is made clear by most of the builders, in many cases this division of space and the rights of using the spaces become contentious issues. Clearly, these issues arise due to poor communication and understanding of the rights of people living on different floors. But, these are trivial in nature as can be judged from the high demand of the independent floors.
