Investing in the Florida Real Estate Market
Investing in the Florida Real Estate Market
Real Estate has made more millionaires than any other industry or market, and it will again. Just as before, the US has a vast inventory of homes and not enough buyers. This creates an ideal investment scenario, buy low, hold and sell high. Prices are at records lows. Homes that were on the market for $200-300,000 just a few years ago, are now selling for as low as $50,000. It won't be that way for long. Our population is steadily growing and the economy is slowly but surely showing signs of life. When the market does bounce back, and the economy stabilizes, can you imagine the wealth that can be created from purchasing these bargain rate homes?
Our home is the Tampa Bay area, so we know it well. Central Florida as a whole has seen enormous growth in the last 10 years. The number of new constructions rivals that of major industrial cities. Not to mention the amount of tourist attraction to the area. According to recent statitics, Florida had 80.9 million visitors in 2009. The Central Florida area attracted quite a few of those visitors with the Orlando market having Disney World and the Tampa market having Bush Gardens and our beautiful beaches. We also get many "transplants" from different states, one of those being New York. The average listing price of a home in New York is about $680,000. Can you see why a New Yorker would be happy to spend $150,000 on a house, in Tampa Bay, that will be about 10 times the size of their "closet" in the Big Apple?
Now that you understand the opportunity, you need someone to handle this investment on your behalf. Making investments overseas can be very profitable but you have to ensure that your trust is in the right hands. You may not be able to be here to oversee the transaction or manage the property on a day to day basis, so you need a firm you can depend on. You need a firm that will handle each client and each opportunity with the utmost patience and professionalism. You will need them to locate the property for you, get you financed if necessary, negotiate the best possible prices, and get you to the closing table. After the acquisition, you need the property managed, finding tenants, handling repair issues and all day to day operations. Look for a firm that offers full service.
Whatever firm you decide to go with, please do your research and most importantly make a real connection with the person handling your investment.
