They basically act as the mediator between a landlord of the property and the tenant. If any transaction is performed between these two parties, the lease specialist is there to monitor it.
Sales Specialist: Sometimes these professionals deal with leasing, but most of the time they deal with the sale of commercial property.
They basically do the same thing as a lease specialist, except they represent those who are buying and selling any number of real estate units.
Land Sales Specialist: Have you ever seen those vacant lots in your area that are fenced up and have been invaded by millions of nasty weeds? You might be surprised to know that some of that is commercial property and is still worth a hefty price!
A land sales specialist specializes in buying or selling these vacant lots or any other large, empty commercial space. Now you know that those lots are actually worth something!
Investor Specialist: This worker specializes in investment property transactions. If someone wanted to invest in a certain unit of real estate to later gain profit, they would go to this person to be guided into the proper process.
Appraiser: These are the workers that decide the value of a certain unit of land. They look at a number of different factors throughout the property to eventually give it a certain price.
Once they settle on a price, then they can hand it over to one of the many transaction specialists. From there, the property can be sold or bought at the price which the appraiser put the land at.
Tenant Representative: They are primarily responsible for representing the little guy! A tenant representative is the voice for the tenant.
If a certain amount of property needs to be leased or subleased, the tenant representative assists the leaser in the process.
Commercial Mortgage Broker: Sometimes property, especially in this type of real estate, can be very expensive! If you are in a transaction and are worried about the money, the mortgage broker is the person you want to rub shoulders with!
The broker will find an appropriate mortgage lender to help you with your business venture. Then they will help you with the lending process and make sure you get enough capital for your venture to take off.
These are some of the main careers in the real estate business. There is certain to be other types of jobs in this field, whether it be directly working with buyers, sellers, or sealers, or assisting those who may be dealing with those clients.
