Make them feel that they are cared by you so they won't just think of moving to another place and leave you hanging by a thread.

You must not forget to include in your terms of sale and utilization the responsibility of the tenants towards the materials that are within your property. They must be well-informed that if they happen to break or damage anything included in your property, they are held responsible to pay for it or just replace.

But if you don't want to do that, an alternative to that act is for you to conduct a regular inspection so that you will know immediately if there are damages in your property that must be replaced or repaired. Save money and earn more by simply repairing light damages than replacing the damaged materials.

To sum it all up, understand the importance of maintenance in the management of real property so that you will be able to fill up whatever that is lacking.
