Through this type, banks are more open to granting the individual or family money through a loan because it is backed and secured by the United States government. This also makes it easier for individuals to have lower premiums and payments.
There is a great deal of strict requirements that individuals must meet in order to get a traditional mortgage in today's market. FHA loans grant those that may otherwise not be able to receive money to finance a new home or refinance their current mortgage the option to do so.
In fact, there are a number of Americans that find this type of loan the only possible way to buy or remain in their place of residence. There are a number of different requirements that must be met in order to receive an FHA loan.
Though the individual seeking assistance does not have to be a United States citizen, they must be a permanent resident who can lawfully work in the country. They must also have a valid Social Security number.
You must be able to provide proof of steady employment for the past two years prior to receiving the assistance. Your income level must not have changed, or at least decreased, within the prior two years at that place of work.
Any bankruptcy filings must be more than two years old, and your credit score must be flawless from that time onward. All foreclosures must be more than three years old, and you must have a perfect credit score again since that event.
In order to meet the qualifications, your current mortgage payments have to equal approximately thirty percent of your gross income. You must also not currently have any other loans, including student loans, or be in default.
FHA loans are a great option for those that are risking homelessness or foreclosure. The HUD has initiating programs like these to keep Americans from having to leave their places of residence.
Their main goal is to provide shelter for individuals and families that are worried about not having a home to reside in. There are even programs that can assist you with rental payments.
