In this regard, the space in the garage is something that many of us do not give a thought. Some of us who do tend to dump unwanted things and other stuff like used paint bins, DIY kits and so on in the garage and end up using that space too.

It would indeed be a wonderful thing if we could convert the garage space into something that can be used productively. If you are confident about not shifting house in the near term and have a garage, then it makes perfect sense to convert it into an extra room for the family. This valuable piece of real estate can serve as an extra bedroom, study room, utility room, a dining room or even a well-equipped gym. It all depends on how you wish to make use of it and what is your pressing requirement.

While many of the garages are not larger than 150 odd square feet, it is space all the same and can be put to good use very easily and without much of a hassle. You do not require obtaining permissions from any planning department but must check with the local regulatory authority to comply with any building regulations that need to be followed. Since there are no structural changes involved that might affect plumbing or drainage of the area, approval from the building authority should be enough and you can even replace the garage door with a window.

Converting the garage into functional home space is becoming a very viable option. It is likely to meet with any opposition only if there is going to be a drainage problem due to the modification of the garage or if there is a problem with parking. Incidentally, the pressure on parking is increasing and London garage to home conversion permissions may not be granted as they are being granted now. It is thus never too late to consider making this conversion and the sooner it is done, the better for you.

When going about this conversion, keep in mind the wall capacity. If the garage has walls that are of leaf masonry, then you would need to boost the insulation and weather resisting capacity of the property, which will entail extra cost. However this would be good for the long run as it would help in reducing the energy bills for heating the rooms and will also offer protection against any dampness. Also make sure that the window ventilation is adequate.

If you would like to make an income out of the space you have created and if your London garage is close to the sports stadiums, you could even fix it up to rent it out as a parking space for spectators to the major sporting events.
