More Demand In Emerging Townships

There has been a shift in the residential development scene in the city

. This can be seen in the upcoming luxury housing projects, especially in emerging localities such as Devanahalli and Hoskote. What makes these localities unique is their well-connected roads, retail hubs and other social infrastructure that has developed in the vicinity.

According to a Cushman and Wakefield Research, urban India is likely to witness an additional demand of approximately 11.8 million housing units in the next five years growing at a CAGR of 2.8 percent during 2012-16. The urban housing demand is estimated based on the number of existing and additional urban households, urban population and average urban household size estimates. Around 18 percent of the pan-India demand is likely to be concentrated across the top eight cities estimated at 2.1 million units during the period 2012-16.

During 2012-16, Bangalore is likely to have the maximum CAGR in demand of around 4.1 percent. Despite ranking second in terms of supply, Bangalore is expected to witness the highest demand-supply gap during 2012-16. Cushman and Wakefield's research shows there will be a substantial mismatch in the announced supply vis-a-vis the demand in terms of positioning. Many of the under-construction and planned units in the top eight cities suggests that many developers have favoured launching projects targeted at the high net worth individuals (HNIs), while huge demand exists in the affordable and midsegment categories.

End-users increasingly prefer integrated townships and gated communities that provide easy accessibility to workplaces, retail options, day care, schools, hospitals, and a host of recreational options etc in a safe, secure and environmentally-pleasant setting.

Yeshwanthpur

This locality has seen a complete transformation. Infrastructure projects like the Metro and elevated road to Nelamangala have made this location a thriving real estate destination. The presence of a large integrated township adds value and so does the accompanying social infrastructure.

Yeshwanthpur is well-connected to Malleswaram, Rajajinagar, Sadashivanagar and the international airport making it ideal for hotels and hospitals to function too.

Devanahalli

Another area with tremendous potential is Devanahalli with its close proximity to the international airport. Devanahalli has been earmarked for a host of projects including the aerospace and IT Special Economic Zones. The residential market this work-area will create in the long term has already led to large-scale development in this belt and even further on the Doddaballapur Road. The area is also well-connected to Old Madras Road and beyond.

The elevated road under construction will add value to the realty market in the area.

Hoskote

Known as an automobile hub, with industrial growth spread beyond Malur up to Narsapur, this belt has already witnessed much scope and growth. Infrastructure projects such as the Outer Ring Road, proposed Phase II of the Metro and expressway to Chennai have made this region much sought-after.

Housing options are plenty and varied. Many malls and retail establishments have come up here to cater to the residents.
