Many times I find myself encouraging folks who need to sell a house as is because

they are getting negative comments from friends and relatives, other people who probably don't know much about real estate anyway. In the world of real estate professionals, agents and brokers list houses on the multiple listing service intending for a house to sell for the highest possible price to benefit their clients and to benefit themselves. Brokers are paid a commission that is calculated as a percentage of the sale price so the higher the selling price of the house the more the broker earns.

And there are also real estate professionals called investors, and these are people who buy houses directly from homeowners without going through an agent. Because I am an investor I have worked with a lot of sellers over the years. Even though agents will sometimes list properties that need work, even a lot of work, there's no guarantee that agent will spend much time actively marketing the house in any way. Without concentrated marketing efforts online and offline it's a fact that most houses will not sell because there are is so much competition on the market. Listing your house may not attract any attention at all, even though it's listed and pictured on the multiple listing service.

That's why I am suggesting that when you try to sell a home as is could actually be the best way for you to get real buyers. When you call investors personally and invite them to come and look at your house and make you an offer you will definitely get offers. When you get in touch with the right person at the right time, the person who is interested in your property when you're selling a house by owner, you are assured success. It's mostly a matter of giving several real estate investors a call and asking them to come see your house in order to make you an offer on it. Most of them will probably make you an offer on the spot, but sometimes I know I have to do a little research and call sellers back the next day. It just depends on the property. What I'm saying is that you will be much farther along towards your goal of selling your home if you call investors to get offers instead of waiting for someone to find your house on the multiple listing service. Most investors I know just love to be the first one in town to hear about a property for sale, so locate a list of phone numbers and give several real estate investors a call the same day. That's a trick for getting the most attention and, hopefully, to making a sale when you're selling a house as is. Making a few phone calls can get your house sold quickly.
