Overseas Property Investments is becoming the main option for those of us who still want to make quick money in the real estate market. Yes, there are many articles online touting improved performance in North American real estate markets, but both Canada and the U.S are far from "buyers markets". This is why so many of us savvy investors are looking to diversify into foreign real estate markets.

This said, when I first made this decision I got a bit overwhelmed. I ended up focusing on the Caribbean region, due to its fantastic emerging markets, but initially I felt that my unfamiliarity with the housing markets in the region could lead me into making a high risk investment. All investments, especially short term investments which are my area of interest, contain an element of risk, but I have minimized this through due diligence research.

When I started looking at different areas, my lack of knowledge made the risk feel too great. This feeling caused me to wipe the slate clean and stick with the investment formula which has always made me money domestically: trends, industry, transportation and immigration. Using these four elements as the basis of your due diligence research can minimize your risk and lead you to investments that will make you money.


My initial issues before investing in the Caribbean led me to write an article series, in case anyone else has been facing the same difficulties. This is the final part looking at immigration but I would urge you to keep a look out for the first three parts.

Immigration is a huge indicator of the strength of overseas property investments potential.

Immigration into an area raises incomes because it equals more consumers, more workers which in turn actually raises income levels in the area.

More goods and services produced to make up for the increased demand within the area.

Within the real estate market more people looking for housing, which pushes prices up.


The increased levels of bought goods and services benefits the local economy which creates a boom, which attracts even more immigration.

This is as true for the international real estate market as it is for the domestic. Foreign investment comes into the area leading to better living standards and education, increasing economic activity in the area, especially in the real estate industry. This leads to even more foreign investment as potential investors start viewing the area as a potential "boom" region and want to get in on the early cycle. Investment in transport infrastructure then takes place to enable easier business dealing and facilitates growth in the tourist industry.

So, immigration is a massive indicator of investment opportunity. Information about immigration is easily available, both from your own government and also from international bodies like the International Monetary Fund (IMF).
