Many cities in Colorado are experiencing strong rates of growth

, especially over the past 20 years. But, the population increase in Parker, Colorado has been particularly noteworthy. The U.S. census for the year 2000 reports the number of residents at 23,558. The city now conservatively estimates that 46,260 now call Parker home, a staggering increase of 96% this decade alone. There is a lot to like about this town, and clearly, the word is out.

Historically, the area was hunting grounds for Native American tribes, including the Cheyenne, Ute and Arapahoe. Alfred Butters established a post office here in 1862, which served those coming to Colorado after gold was discovered in the state. In 1874, James Parker purchased a lodging house and eventually built a schoolhouse nearby. The town named for him was incorporated in 1981 with 285 residents. It has grown an amazing 162-fold since then!

Much of the attraction of Parker lies in its proximity to Denver, without the accompanying traffic and crime. Downtown and the airport are about a half hour drive, depending on traffic. Winter Park can be reached in about an hour and a half and is the nearest major ski facility.

The downtown Parker area has an unusual Western-Victorian architectural style, some historical and some new. There always seem to be a lot of activities in town. Old Town Wine Walks occur on the last weekend of each month through the summer. The Farmer's Market occupies Main Street each summer Sunday morning. Other events include the popular Movie in the Park series, arts and theatrical performances, live music, fun runs and more.


Parker has put many of its resources into land preservation for recreational use. There are 12 miles of paved trails, 200 acres devoted to parks and trails, and another 400 acres that will remain as open space.

As the largest town in Douglas County, which is one of the wealthiest counties in the country, it is not surprising that the median family income exceeds $94,000. The employment is based largely around the professional, scientific and technical services as well finance, health care and education.

The weather is typical Colorado beautiful. Summer highs rise into the upper 80's and with nighttime lows typically cooling into the mid 50's. The winters are much milder than most people believe. Daytime highs are usually into the 40's. Snowfall is also lower than the perception, usually fewer than 9" per month. Humidity tends to remain below 70% year round. With 300 days of sunshine per year, it is easy to get outside often.


Parker CO real estate has seen some attractive corrections in the past couple of years. Exceeding $300,000 in the years 2005 through 2008, the median home sales price is now closer to $260,000. There is no expectation that the sales prices will do anything except climb over the next few years. Many potential sellers have been waiting to see prices begin to climb and will soon be listing their property as they wish to upgrade.

Parker real estate would appear to be a very sound investment. The town is lively and beautiful. Prices have been relatively stable in the face of the worst down cycle the U.S. economy has experienced since The Great Depression. This is the perfect time to look to Parker as a place to live or retire.
