Prepare Your Home For Sale With These 5 Steps

Part of the process of preparing to sell a house is thinking ahead

. That's why agents sometimes provide checklists to help their clients focus on what needs to be done during the listing and sale process. This article is my own home-grown checklist of things that are easily overlooked, even in the agents' checklists. I've tried to get my list down to the shortest, most basic details for you. Here goes:

1) In the event you happen to see an occasional ant, water bug, spider or roach anywhere inside your house, call a pest control service to come and spray before your show your house. Moving furniture around and digging around landscaping plants can disturb and activate insect colonies It is ironic how a column of ants lined-up across a countertop can appear when your house is being shown, even if you've never seen a single ant in your house before that day. Of course, the last thing you need is insects showing up when you want to sell a house.

2) Same goes for rodents, so a pest control service is your best guarantee once again.

3) Check around inside and outside your house to see if there are hinges, handles, faucets, or fixtures of any kind that are broken, wobbly or unreliable. Buyers can see those things and, unfortunately they can leave a bad first impression when you sell a house.


4) Check around outside your house to see if landscaping plantings need attention. Your yard makes the real first impression when you sell a house. Store lawn furniture and kids' play equipment if possible so that the yard is completely uncluttered when prospective buyers pull in the driveway.

5) Collectors need to consider packing up collections stored on shelves or walls so that the house has a more open, uncluttered appearance. The things we find so fascinating are usually of no interest to our buyers and, in fact, collections often tend to get in the way when we sell a house.

Hopefully this list will get your started in your own process when you sell a house. This list of items may seem too obvious, but each one is easy to overlook when you're preparing a house for sale. I've learned that it's often the simple things that are overlooked, while it is also the simple things that can make all the difference. One time I sold a house to a couple who just loved the painted porcelain cabinet knobs in the kitchen. But ugly, outdated cabinet knobs can have just the opposite effect, too. That's what I mean when I say that little things can really make a difference when you sell a home.
