If there is one thing I hear over and over from people who are curious about selling their own homes
, it is the question, "Could you tell me how to sell a home quickly?" They probably don't like it very much, but I usually answer, "Yes and no." But it's the truth. I can provide some pointers based on my own experience, but I cannot tell anyone how to sell a home quickly and guarantee it will work for him. Nobody can provide a guarantee like that, especially in the tough real estate market these days.
So, what is a homeowner to do these days? How can sellers get a home sold quickly? The answer is pretty simple and logical. The most important element in the sale is the price. It's possible to sell virtually any home any day, but the price will dictate whether it happens or not. Homeowners get pretty defensive about the price of their home, meaning their own residence. Investors, on the other hand, see each home as part of their inventory and don't take it personally if another investor or a home owner feels a home has less value than the asking price. An investor isn't usually insulted, he or she simply thinks, "NEXT!" That means it's time to move on and show the home to other buyers because whoever doesn't value the home is surely not the right buyer.
As I said, it's all about the asking price. The real secret, the top thing to keep in mind if you're wondering how to sell a home quickly is to price it to sell to the most logical buyer. OK, what do I mean by the most logical buyer? I mean if it's a big, old Victorian home that would make at least 4 or more apartments, then think about the landlord who might purchase it and renovate it into apartments. What is the big, old Victorian home worth to that investor? Or think about a little two bedroom, one bath starter home in a neighborhood of small homes. Once upon a time, maybe back in the 1950s when these homes were new, that was the size of a typical family home. Now it would be too small for most families and yet it could be perfect for a single person. How much is that home worth to a single person? You have to price your home to sell to the most likely buyer if you want to know how to sell your home quickly.
