Before you start the ball rolling on your new conservatory you first need to check if planning permission needs to be granted. If you're unsure, the best bet is to figure out the size that you have in mind, and ask your local council. If you don't know the size, then ask what the biggest size is that you can have without planning permission.


Have a think about what you want to use the new space for - if it's for dinner parties then you will probably need more space than if it's just a room to sit and read in peace and quiet in. But if you have a relatively small garden, having a big conservatory cutting into it isn't the best idea as it will devalue the property rather than adding value to it.

Another important thing to consider is which direction the new room will be facing. If it's south facing you might want to consider additional ventilation for warmer summer months. If it's facing north you might need additional heating sources.

The cost of a conservatory varies hugely and so it's best to ring around and get a few quotes from several companies. Be clear about what you want - a standard structure will obviously be much cheaper than a bespoke one made from rare materials.


If you don't have the funds saved up to pay for the project, then you can contact your lender for a remortgage, or look for a remortgage elsewhere. By remortgaging you may be able to benefit from slashed interest rates. Many lenders are now offering record low fixed rate deals so take advantage of these while they last.

Although it was once possible to borrow more than ninety percent of the value of your home, it is now difficult to get good rates on anything above an 80% loan to value, however if you already have a mortgage the likelihood is that you'll have equity built up in your property. Not only that, you should remember that once the project is complete, your home will hopefully be worth more than when you started out.

By building a conservatory and raising additional capital by remortgaging, you can add extra living space for added comfort, increase the value of your home and make your home a more enjoyable place to live.
