Cigarette smoke stink is a huge turn off for a lot of consumers. You should deodorize your house if it smells like smoke. Bring a non-smoker into your home and get their opinion. Every so often, you are so used to it that you cannot smell it.

Keep your garbage cans and waste baskets tidy and empty. Do not cook anything particularly smelly such as fish prior to a viewing. If feasible, open the house windows and get some fresh air into your house. Be careful with candles or burning incense as that can overpower the house. Be certain you wash your kitty litter box too.

Your being there will make the buyers feel like they are intruding and they would not be free to inspect your house. Having shown several houses for sale and have seen a lot of prospective buyers slash their time in the home short because they felt like they were intruding on the seller.

8) Home and Neighborhood information

If you have any comparative information to your home such as upgrades, remodels, additions, flyers, extra photos or anything else not noticeable to the naked eye leave it somewhere noticeable to the buyer. Moreover, leave out any information about the neighborhood or village such as the number of homes, community features, golf club information, and anything else a buyer likes to be aware of about the community. It shows that you are prepared and may answer some questions that the showing realtor does not know.
