An orderly home is the sole most imperative thing you can do to create a worthy initial idea to a buyer. A tidy house demonstrates that you have taken enormous pleasure in your home.

2) Turn the lights on

Dark homes do not show attractively. Natural light is the best but still turn the lights on to make everything light and vivid. Open the curtains and window coverings. The brighter the better.

3) Remove clutter- simplify

Too much home furniture or clutter can overwhelm the customer. Too much stuff in the home also makes the house deem smaller and less organized. Think in your mind what a model home seems like and try to make your house appear like that. Put away magazines, bills, clothing, dishes, newspapers, and anything else that is in the way.

4) Get rid of the odor

Cigarette smoke stink is a huge turn off for a lot of consumers. You should deodorize your house if it smells like smoke. Bring a non-smoker into your home and get their opinion. Every so often, you are so used to it that you cannot smell it.

Keep your garbage cans and waste baskets tidy and empty. Do not cook anything particularly smelly such as fish prior to a viewing. If feasible, open the house windows and get some fresh air into your house. Be careful with candles or burning incense as that can overpower the house. Be certain you wash your kitty litter box too.

5) Do away with pets

If doable, take your dog on a walk all through the showing. Not everyone is going to like your pet such as you do. Even if they are animal people, you still want them to concentrate on seeing the home, not entertaining your dog.

Also, do not lock your dog in a room and tell the potential buyers not to go into the room. Some consumers with a conspiracy theory mentality might imagine that you are hiding something.

6) Remove personal items

Your private photos and other things can make it difficult for a buyer to visualize the house as their own. It has been observed that buyers get distracted with family photos and other effects when checking at the house. They cease visualizing the home as their own.

7) Leave the house

Do not hang around as the consumers are there. It can make them edgy. Get of the house - go for a drive, a walk or at the very least go be seated out back. Your being there will make the buyers feel like they are intruding and they would not be free to inspect your house. Having shown several houses for sale and have seen a lot of prospective buyers slash their time in the home short because they felt like they were intruding on the seller.

8) Home and Neighborhood information

If you have any comparative information to your home such as upgrades, remodels, additions, flyers, extra photos or anything else not noticeable to the naked eye leave it somewhere noticeable to the buyer. Moreover, leave out any information about the neighborhood or village such as the number of homes, community features, golf club information, and anything else a buyer likes to be aware of about the community. It shows that you are prepared and may answer some questions that the showing realtor does not know.
