The duty of maintaining property is of the landlords. There are no expectations of this regard from the tenant. However he should refrain from activities which might cause damage to the building. The tenant must also inform the landlord of things which need fixing in order to avoid bigger problems in future. So for example if one of the pipes is leaking and the tenant being well aware of it does not inform the landlord, it might result in the ceiling being collapsed.
