I've noticed a trend in the current marketplace and it's something I've experienced myself on occasion so that's why I can relate to it

. As soon as homeowners decide to put their home on the market they get in a rush to get it sold. Has that ever happened to you? Well, as I said, it's happened to me more than once when I got in the mood to sell my home fast. Being in a rush to sell your home is not necessarily a bad thing as long as you're willing to accept the responsibility yourself. Here, let me explain what I mean by "responsibility."

The fact it, it's your home and that makes it your job to find a buyer. You might hire an agent to help you, but the truth is - it's your home and it's your responsibility. Am I right? Does it sound pretty good in concept, but leave you a little cold with the thought of marketing your home yourself? When I decide to sell my home fast I take a good, long look in the mirror at the guy who has to find a buyer. That's my reflection in the mirror, and I'm the one who needs to do what it takes to find a buyer. If I want to sell my home fast, then I need to get in gear and get moving immediately. It's that simple.

No matter what my particular reason may be, whether I need the cash to purchase a different property or whether I simply want to reduce my inventory of homes, I have to get on the phone and get on my computer and get to work. That's what you'll need to do, too. What I have to say next is not going to be popular, but basically you have just made a job for yourself when you decided to sell your home. Even if you hire a real estate broker to sell a house and list it on the local multiple listing service you still have a job to do. You have a job that no one else really can do, and that's a fact. Not even your agent can do some things that need to be done.

I have to post online classified ads "by owner", newspaper and shopper ads with my own phone number listed, and give serious consideration to holding my own open houses as well. Online ads show up as listed "by owner" and that gives you an advantage over properties posted by brokers. For some reason, many people would rather deal with a homeowner than with a broker, so they will respond to your ad where they might not respond to your broker's ad. These are some of the basic reasons I take responsibility when I want to sell my home fast.
