Simple Reasons To Invest In Property Rentals And Forget About Becoming The Landlord
When you invest in property rentals that are multi-family dwellings AND you choose
to accept the role of "landlord", you are taking on a lot more than the mere chance your investment may prove to be financially fatal. You are also accepting the problems of the tenants who rent your dwelling - problems which can lead to extreme headaches, to say the least.
The list of potential tenant complaints and situations goes on forever, but here are just a few examples of the basic ones that all landlords have faced at least once:
Unfortunately, renters who hate their neighbors are more common than those that get along - it just happens that way. And, as an investor in a duplex or condo who's turned on-site "landlord", you may also find you are now expected to invest your time playing mediator between your tenants, sometimes on a daily basis.
While it's true that there are legitimate reasons for a renter to complain to his landlord about a fellow renter, a lot of times his issues of concern are laughable at best, and irritating most of the time.
So, if this turns out to be your situation with your new tenants, don't be surprised to get phone calls in the middle of the night by one of them bending your ear about the other's "latest" outrageously hostile act.
You may hear about "sins" committed that you weren't aware were actual sins - like how the tenant to the left always gives the renter to the right "dirty looks" whenever they happen to meet, or how the second renter's little dog always poops on the that first renter's prize rosebush every morning at 5 A. M without fail!
Moreover, you will be treated to dribble about how bad their unit is. Never mind that just two days before, the renter was smiling like a fool to be given the chance to rent the residence, or that he smilingly signed off his "walk through" papers with a happy face next to his signature. That was then, today everything has changed.
It goes without saying that there are viable complaints that should be addressed as soon as possible, such as the smell of gas when a kitchen oven if off. However, something like the slight discoloration on a ceiling that was certainly there when the renter took possession of the unit, isn't likely to cause the end of existence if it isn't immediately painted over - although to hear him bemoan the subject, it certainly seems like his is.
So when you decide to invest in property rentals, remember to think carefully before taking on the role of landlord. It's not a job that most people handle that well, but if you think you can do it, at least you will have been warned ahead of time.
