As innocent as they may be, the buyer will conclude otherwise and may pass on the house. Keep your demeanor and mindset as though the market was on the rise. Have the mentality that selling a house will be an easy task. Make the buyer feel good about purchasing your home. Market it with determination.

Prepare it for potential buyers to come look at it. Clean it top to bottom, even the corners under the cabinets and under the fridge. Organize everything so that all things have a place and are in place. Get rid of clutter. Don't forget closets and garage. Make sure these are clutter free and organized as well.
"Curb Appeal" is how you want your home to look nice from the outside. A lot of buyers will drive by the home before they ever make contact. So make sure the lawn stays mowed, pick up any debris and clean the driveway and walk ways. Place or plant flowers and plants around the home adding color to the property.
Hire a house inspector to come look at the property. This will help you to make the repairs needed to sell the house. Finally make sure you are not asking too much for the property. Look at the homes that have sold in the area and how much they sold for. Try and set your asking price in the median range. This will allow you to lower the price if needed to pull in more buyers.
