The Appraiser Academy - What Happened To The Extremely Professional Successful Real Estate Appraiser
Since the advent of the HVCC over 12,000 independent appraisers have gone out of business or changed careers
. In 2012 an additional 3,500 independent appraisers will wave the white flag. What To Do?
It never ceases to amaze me how Certified General Appraisers and Certified Residential Appraisers with MAI and SRA designations take crumbs for their fees. Most of these appraisers have the education and the experience to demand whatever fee they want but instead they roll over, play dead, and accept whatever fees the AMC's and lenders throw their way.
It really is no wonder appraisers are dropping like flies out of this industry and finding new careers that are more fulfilling with better pay. But the truth of the matter is that a well-run appraisal appraiser can be one of the most rewarding and fulfilling careers that you could ever enjoy.
The biggest problem with appraisers is the fact that they get caught up in the everyday life of being an appraiser. Most appraisers are in the field most of the day and then they can spend hours preparing the reports. Thus their marketing promotions and campaigns are virtually nonexistent. No online marketing, no direct mail marketing, and no social media marketing are a part of the appraisers way of thinking.
By neglecting the need to marketing and advertise their services, the appraiser has left the door open for appraisal management companies and lenders to dictate their fees. Thus the appraiser is left with the scraps that can no longer support their business in a positive way nor support the needs of their families. This vicious cycle has to stop in order for the appraiser to take back control of what is rightfully theirs.
Fair and reasonable fees are a bunch of hot air brought about by the government. Only the appraiser can determine what is fair and reasonable based on their education, experience, and knowledge of their market. But the appraiser must also start looking into alternatives that can catapult their appraisal business back to the top of the ladder.
In closing I'd first like to thank you for letting me bend your ear to the frustrations of the appraiser. The appraiser has numerous alternatives available that can increase their income, decrease their stress, and bring their business back to prominence. Thanks again for your time, you take care, and we'll talk soon.
