The Boulder Group, a national single tenant net lease investment brokerage firm

, has been named the exclusive advisor for sale of a single tenant net leased Dollar Tree property in Forest Park, Illinois.

The investment sales team will be led by Boulder Group President Randy Blankstein and partner Jimmy Goodman who are marketing the property on behalf of a private Chicago based private investor. The property is listed for sale with an asking price of $1,990,700 which provides an initial cap rate of 8.5%. The property is free and clear of debt.

The double net leased Dollar Tree contains a 15,000 square foot retail building. The property is located on a hard corner, directly across the street from Wal-Mart. The property is located less than 10 miles from downtown Chicago along the retail corridor of Forest Park. High daily traffic volumes along Roosevelt Road are attributable to the roadway's close proximity to Interstate 290 (Eisenhower Expressway). Over 39,000 vehicles pass the site daily allowing maximum asset exposure. There are over 233,450 people located within a three mile radius of the subject asset with an average household income of $73,000.

The Dollar Tree (d/b/a Deal$) lease commenced in 2008 after the entire property was renovated. The primary term of the lease expires in 2013, with three 5-year renewal options with escalating rents. The current net rent per square foot for the Dollar Tree lease is $11.30 per square foot while similar properties have asking net rents of $19.00 - $28.00 per square foot. This provides the opportunity to increase rents significantly should the tenant not renew the lease upon expiration.
